The Barrington Ridge development located behind us has been experiencing some problems with their mailboxes. Recently, some person or persons came through opening mailboxes and raising flags. Some mail was opened as well but put back into the mailboxes. The post office and the police have been notified and are watching the area. So far, there haven't been any reports of instances with any of our mailboxes but we should all be alerted of the potential problem. If you see anyone around the mailboxes, please call the police and report them. If you can get a description of the person(s) or vehicle they are using, that would be helpful, too. This is a reminder that the blanket property insurance coverage that has been purchased by the Homeowners' Association for the Villa homes in the Reserve will expire in April 2009. Each homeowner will then be responsible to obtain their own homeowners' insurance for their property. This change was voted into effect at our special homeowners' meeting this past October. The only insurance the HOA will now be responsible for is the liability coverage for our common grounds. Please be sure that you contact your insurance agent to get your policy in place so you do not have a lapse of coverage. An adjustment to the monthly dues will be discussed at our Annual Meeting on February 26th. If you have any questions, please attend this meeting.

Our 2009 Annual Homeowners' Meeting has been scheduled for Thursday, February 26, 2009 at 6:30 PM at the Liberty Community Center, 1600 S. Withers Road. Hunter Residential will be sending a letter to all homeowners in the next few weeks. We hope to be handing out copies of our new Indentures and will have budget breakdowns for everyone as well.

Our present blanket homeowners' insurance policy will be expiring in April 2009 so please be sure to talk to your insurance agent and get homeowners' insurance for your property in place before then. You may need to contact your mortgage company as well, as some may include your insurance premium in your escrow account for payment.

Hope everyone had a wonderful and safe holiday season.

There have been some concerns raised that dogs are messing on the walking trail and owners are not cleaning up after them. The weather is cold and nobody wants to be outside any longer than necessary but please remember to clean up after your dogs when you walk them.

Another concern is street parking. Our Indentures state that no overnight parking is allowed on the streets, but we realize that sometimes it is unavoidable. However, when we have snow and/or ice, cars parked on the street make it difficult to get through and can interfere with our snow removal. Please try to avoid parking on the streets at these times.

Our new indentures are now being reviewed by our attorney and should be ready for filing shortly. Once they are filed, copies will be made and distributed to all homeowners.

One of the changes voted on for our indentures was to drop the blanket homeowners' insurance policy when it expires in April 2009 and allow each homeowner to purchase their own policies. Please be sure that you talk with your insurance agent to get a new policy in place and your mortgage company to let them know of this change.

We are looking forward to a great year in 2009!

Just a reminder to everyone that your monthly and annual dues will now be sent to Hunter Residential instead of Curry Management. Everyone should have received a letter from Hunter the first part of November with our new lower annual rates. Our annual dues for 2009 are due January 2nd. Most, if not all, of our homes had a notice taped to their doors yesterday about painting house numbers on the curbs. This is not something that was requested by the HOA Board. The wording of their advertisement makes it sound like this is something that has been organized by the community and should be done. That is not the case at all. This is a private company soliciting business and has nothing to do with our association. If you wish to pay for this service, that is fine but please do not feel that you are obligated to do so.

Everyone should have received letters by now from Hunter Residential with the new lower annual dues. Our monthly dues will be staying the same through April of next year. By January, all of our funds should have been turned over from Curry to our new management company and the Board will sit down and review all of the numbers, to come up with our new rates starting in May. We will also schedule our annual homeowners meeting and will go over the budget with everyone at the annual meeting. Our one big unknown factor in calculating budgets is snow removal. There is just no way to predict how many times we will need to have the snow removal done, so we have to just pick a number and hope for the best. I know some homeowners were hoping that we would be able to provide snow removal regardless of the amount of snowfall but if you try to do removal for less than 2", the costs become prohibitive. We do have some elderly residents who are unable to get to their mailboxes if there is any snow on the ground but I am hoping that everyone will be good neighbors and help out those that you know are unable to get out. Please remember, too, that the snow removal will not take place as long as the snow is still falling. Once it stops, the crews will get to work but it would be pointless to try shoveling snow when it is still coming down. Also, note that if cars are parked in your driveway when the snow crews come out, they cannot clear your driveway. We hope everyone has a safe winter season and we will keep our fingers crossed that we don't get too many snows!
