The Board met with CVS Pharmacy representatives to discuss their plans to build a new store bordering our property. It will be located where the current farm house is on Hwy. 291 at the intersection with Flintlock Rd. They are still in the process of getting plans drawn up and approved by the city and would like input from our community. They intend to keep as many of the large trees on the property as possible, particularly around the perimeter which will allow a good buffer area to our homes. The building itself will be the same design as used on their new store at Zona Rosa. The drawings they showed the Board were quite impressive. The store will be located in an almost parklike setting. If you have any questions or concerns about the store locating here, please leave feedback with us on the website or contact any of the board members. They will be holding another meeting to discuss this project that all of the homeowners can attend. We will keep everyone updated on that.
Several of our residents have been experiencing trouble with the mail service. There are numerous residents that are receiving mail for their neighbors and also some residents that are only receiving their own mail a few days each week. The board has been in touch with the supervisor for our mail route and they are working on getting these issues addressed. In the meantime, if you have any trouble getting your mail or continue receiving mail for your neighbors, please contact Randy with the post office at 816-734-2503. And please, do not discard mail that is not addressed to you...either take it to the proper home, or mark it 'Re-Deliver' and place it back in the mail box. For those of you living in the Cottages and Village where you have the community mailbox, the Post Office is planning to re-key and relocate all of the mailboxes within the next few months. The Post Office will send a notice to you prior to this happening but when you receive it, you will need to make a trip to the Post Office to turn in your current keys and get your new keys and box assignment. This will help to eliminate some of the problems being encountered in those areas. Please be watching your mail for this notice. Thanks for your help!
The Barrington Ridge development that adjoins our property has notified our board members of some concerns. Apparently, residents from our community are dumping grass clippings and other lawn debris into the wooded area along the walking trail between our developments. This is private property and they do not want this dumping to continue. It is causing drainage problems which can impact the entire area. Please refrain from using that area as a dumping ground. This past year, they posted NO TRESPASSING signs along the walkway which seriously detract from the appearance of the area and they will post them again if it continues. This is against the law and charges can be filed against anyone who is caught dumping on their property so please help us see that this dumping stops and we keep this area clean. We certainly do not want any litigation with our neighbors.
As much as we hate to report it, there have been several break-ins in our development of cars parked on the streets and in driveways. In some cases, nothing was taken, items were just pulled out of the glove compartments and consoles but in some cases items were stolen from the cars. Please be sure to keep your vehicles locked and do not leave personal items in plain site inside your cars. This seems to invite thieves. Also, if you see any strangers or suspicious people or vehicles in the area, please call the police.
This is a good time to remind everyone to keep your doors locked and garage doors down unless you are outside. Be sure your family has emergency plans in the case of severe weather or fire. Also, with the changing of daylight savings time, it is always a good idea to change out batteries in any smoke detectors you have in your home.
For those living in the maintenance provided areas of the development, lawn care will begin during April as the weather permits. The Board is considering having decorative rock installed around the shrub area at the front of homes in the maintenance provided areas. This would replace the mulch that is now there. New mulch has to be purchased each year so we would be able to save money. In addition, the mulch tends to discolor and get blown around when mowing is done and over time, mulch could contribute to the development of termites. If you have any thoughts or concerns about using rock instead of the mulch, please let one of the board members know. Our mowing day this year has been changed to Thursday so the mowers do not have to compete with trash day. Please try to be sure that personal property, such as lawn chairs, or sprinklers and hoses that you have in your yard is picked up prior to the mowers and workers coming through. We have a new company that will be taking care of the lawns this year. If you have any problems or concerns regarding your lawn or the work done by our contractors, please contact Nilla Henry from Curry Management at 514-5300. Also, please remember that it is the responsibility of each homeowner to keep your lawns properly watered during the summer. However, if you have a sprinkler system, please be sure that it is not set up to water too much. Over watering can cause damage to your lawn and also effect the lawns of your neighbors. All lawns need to be watered for 20 to 30 minutes 3 times per week. It is best to not water your lawn at night or in the middle of the day. Watering is most effective if done between 6 AM and 10 AM or between 5 PM and 8 PM.
Our annual Community Yard Sale is scheduled for Saturday, May 3, 2008 from 8 AM to 4 PM. Everyone is invited to participate. Each homeowner can set up whatever items you wish to sell on your driveway or garage area. We will advertise in the local newspapers and have signs at the entrance. Everyone keep your fingers crossed for good weather!
Just reminder to everyone...please be sure to keep trash in your yard picked up. Our trash/re-cycle pick-up day is Wednesday. Trash must be placed at the curb no later than 7 a.m. on the collection day, but not before 3 p.m. on the previous day. The city will pick up two bags per week per eligible household without tags. If you have more than two bags, you can buy a tag for each additional bag for $1 each at designated Westlake Ace Hardware and Price Chopper locations. If your trash is left out the evening before, you take the risk of having animals break into the bags and spreading your trash all over your yard and the street. If this happens, you are responsible for cleaning up the mess. Please help keep our neighborhood looking nice and clean!
The weather has been terrible this year and it is frustrating to have to navigate the streets and sidewalks to walk your pets but please clean up after them. It is not just a request but the law.
It is a direct violation of the City of Kansas City, Missouri Code of Ordinances, Sec. 14-19, Code of Gen. Ords. 1967, § 6.17; Ord. No. 48707, 6-22-78; Ord. No. 65201, 3-1-90:
(b) It shall be unlawful for the person in control of a dog, cat or other animals or fowl to allow the dog, cat or other animals or fowl to deposit manure on public property or on the private property of another person.
(c) The owner or keeper of every animal or fowl shall be responsible for the removal of any excreta deposited by such animal or fowl on public walks, streets, recreation areas or private property. It shall be a violation of this chapter for such owner or keeper to fail to remove or provide for the removal of such excreta before taking an animal or fowl from the immediate area where such excretion occurred.
Judgments against a dog owner for these offenses carry a fine of $75.00 to $500.00 dollars. Homeowners can report violators to Animal Control by contacting the Action Center at 513-1313

At the annual meeting for the Reserve HOA, Beth Hoff was elected to a board position even though she was not in attendance at the meeting. She declined the position. Our indentures require that at least one board member be a homeowner from the 11 houses in the Estates. Laura Cavazos has agreed to take a position on the board.
Both HOA's met this week and elected their own Board of Directors since McBride has now completed all of the homes in the development. On Tuesday evening, February 26th, the first HOA meeting was held and Vanetta Wick and Sarah Jones were elected to their board of directors from the Village/Cottages and Jack Johnson was elected from the Estates. They will be holding their first board meeting on March 18 so if you have anything you would like for them to consider, please let them know before that date. On Thursday evening, February 28th, the second HOA held their meeting and elected Beth Hoff, Scott Sanders and Patti Swicegood to the Board of Directors. They will hold their first meeting on March 17. They can also be contacted through the contact link on this page if you have items you want them to consider at their board meeting.
These six people will also work together on a joint board for the entire development. At their first meetings, they will establish a regular meeting schedule for the individual HOA's as well as the joint meetings. Everyone will be kept updated on this site as well as newsletters through the mail.
